Not very often you get to work on a design that is modeled off a building that was originally built as a stables in 1870 for wealthy business men of Dunedin to stable their horses but the style of Chingford Stables captured the hearts of these clients.
The house is two story with a total floor area of around 230m2. The bottom floor has a large living, dining and kitchen with a central fireplace that will not only heat the ground floor but by means of a large mezzanine, the upper story will benefit also. The kitchen has a “L” shaped bench along two walls and a central bench that connects with the dining table. Large bi folding doors will open from the kitchen/dining room, onto the veranda and out into the garden beyond. The living area will have a built in seating that wraps two walls so the surrounding views can be comfortably seen from many angles.
On the southern side of the ground floor, the entry, stairway, laundry, bathroom and separate toilet can be found. The laundry has external access and can be used as a wet/mud room for when you need to come in after a long day in the garden. There is also another room on the ground floor that could act as spare bedroom, library or music room.
The top floor is accessed by a stairway that wraps around the main entry and finishes on what feels like a floating landing. Voids on both sides of the landing make the top story feel light and airy. 3 doors lead off the landing. One is for a toilet with hand basin and on the same side to this there is a guest bedroom with generous walk in robe. Opposite this room is a master bedroom that has a dividing wall and double entry walk in robe behind it and the main bedroom area in front of it. 3 roof windows will let in plenty of light to the top story bedrooms.
The exterior of this home will be a mix of old meets new and there will be features like finials and curved windows that will give it an almost church like feel but with modern elements. The roof will be a high pitch colorsteel and the walls will be mostly reclaimed brick with a few hints of horizontal weatherboards.
